This project involved a full gut renovation for a real estate investor seeking to modernize the property while increasing its market appeal. The existing layout felt compartmentalized and dim, with a dividing wall separating the kitchen from the living area. We removed this barrier to create visual openness, improve circulation, and allow natural light to move more freely throughout the home.
Originally configured with three bedrooms and a single bathroom, the floor plan was rebalanced for functionality and value for the potential buyer. The oversized primary bedroom was intentionally reduced to make room for a new en-suite bath and dual closets, aligning the home with contemporary expectations and improving overall livability.
While the design strategy remained neutral to appeal broadly to buyers, warmth was introduced through material and finish selections. Gold-toned fixtures, tan trim and doors, and white oak flooring softened the palette without sacrificing restraint. The kitchen cabinetry, selected in a deeper, more saturated tone, offered a point of distinction, providing visual interest for buyers seeking something more eye catching than a standard white kitchen.
No new furniture was purchased . . . the home was lightly staged using existing furnishings to support the sale.
